Sažetak
In conditions of undercapitalization of the whole tourist potential foreign investment is a necessity and is a motor of the new developmental cycle. Without an influx of fresh capital a successful realization of the process of transformation and repositioning will not be possible. Now that a relative loss of identity of Istra as a tourist destination has occurred, in conditions of a drab and anonymous tourist offer, the input of capital may enable the creation of tourism fit for the new Tourist. By permanent adjusting to the world tourist trends, creativity and inventiveness, investment in human and accommodation resources, with an active employment of know-how it shall be possible to achieve the principle of diversification, the principle of selection and sophistication of the offer with its recognizable trademark, by a revision of the comparative advantages with the cultivation of the specific, developmental projections and inventiveness of the marketing concept, it shall be possible to regain the lost positions. In conditions of want of national capital it shall be necessary to create a favorable macroeconomic environment which will be stimulating and attractive for the foreign capital regardless of the forms of the foreign capital offered on the market (institutional, private, profit, loan capital, portfolio capital ... ).
